Have Building Prices Increased in 2026?

Yes—construction and remodeling costs have increased over the past several years, and that continues to affect renovation budgets across Hawaii. While some material prices have stabilized since the peak volatility of 2021–2022, many costs remain significantly higher than pre-2020 levels. If you received a quote for a home improvement project before 2020, it’s very likely the current price will be noticeably higher today.

 

Factors contributing to these increased costs include:

  • Increase in material prices: Essential building materials such as concrete, steel, lumber, fasteners, and finish products remain elevated compared to historical averages. Even when mainland pricing softens, shipping and handling to the islands often keep local pricing higher.
  • Increase in labor costs: Skilled construction labor continues to be in high demand across Hawaii. A limited workforce—combined with strong construction activity statewide—means wages for experienced carpenters and licensed trades (electrical, plumbing, etc.) have increased and are projected to remain competitive.
  • Supply chain disruptions: Hawaii’s geographic location adds complexity. Freight costs, port timelines, inter-island transport, and product lead times all influence project schedules and pricing. 
  • Inflation: General inflation, insurance costs, permitting timelines, and evolving building requirements also contribute to overall construction expenses.
  • Tariffs and Global Trade Impacts: Many building products are manufactured overseas, and when tariffs change, suppliers often adjust pricing. Because Hawaii depends heavily on imported materials, these impacts can be more noticeable here than in mainland markets.
