Yes, we offer design build services by either (1) working with an architect or (2) not working with an architect. We work with architects to offer a seamless process by providing preconstruction and cost-estimating services during your architectural design. Or, if your project is simple, we can help you design your project without the need for an architect. However, please note that for some projects an architect and permit is required.
For larger projects such as Additions or Whole Home Renovations, we will likely enter into a Preconstruction Services Agreement (PSA) - which is an agreement between you and Hilweh Builders that outlines the scope of services to be provided during the preconstruction phase of a project. This phase, which occurs before actual construction begins, involves detailed planning, design, and estimating activities. Services typically included are site analysis, budget development, design coordination, scheduling, permitting coordination, value engineering, and subcontractor engagement. This contract is crucial for setting a clear project roadmap, optimizing costs, ensuring regulatory compliance, and reducing risks by thoroughly planning before construction starts.
We have established relationships with suppliers and can often get materials at a competitive price. Therefore, most projects involve full material procurement, meaning we handle the purchase of all materials for the project, including items such as cabinets, countertops, flooring, and fixtures. However, in some cases, you may prefer to purchase new materials or reuse materials. In these scenarios, we will clearly outline your added responsibilities to avoid delays, additional costs, or misunderstandings.
We recommend that all subcontractors be vetted and managed by Hilweh Builders for safety, quality, and efficiency reasons. Our team signs off on the permits and handles detailed planning, which requires us to oversee hiring, managing, and paying subcontractors. However, if you have a close friend or relative who is a subcontractor and can provide significant value, we can discuss alternative options. In most cases, though, we prefer to maintain control to ensure the highest standards are met throughout your project.
The owner and general contractor, Chad Hilweh, personally oversees all projects, ensuring hands-on management for quality and efficiency. We prioritize clear communication. Updates are provided regularly, and clients can expect prompt responses. Transparent and open dialogue is key to our successful partnerships.
We do both. Because I enjoy finish work such as installing cabinetry, custom woodworking, trim work, etc. - I will self-perform with a helper or other skilled carpenter. This can help save on costs and ensures a quality work product. However, we will always subcontract to licensed professionals for specialized tasks like plumbing or electrical work. When needed, we also have connections to subcontractors such as tile installers, roofers, painters, drywallers, etc.
Yes. We are happy to help you complete your remodel in phases if an all-in-one shot is not a good solution for your needs.
We prioritize open communication. When changes are needed, we present options to customers for their consideration. A Change Order Form is issued, ensuring transparency. No changes are implemented until the customer reviews and signs off. Our goal is to collaborate and find solutions that best fit your needs.
Chad is committed to being a "finisher". This means finishing the project with little to no punchlist items and on schedule. Unforeseens may come up, but we are proud of our history of completing projects with a high quality project with satisfied customers - ON TIME!

Choosing high-quality materials and craftsmanship is crucial for a durable result. However, it's essential to recognize that higher quality often comes with a higher price to ensure the longevity of your renovated space.
These refer to the estimated costs of materials when the exact cost has not yet been determined yet. For example, a material allowance are typical for items like cabinetry, flooring, countertops or other materials where the final selection may depend on your preferences or site conditions. If the chosen material is less than the allowance, then you retain the cost savings. If it exceeds the allowance, then you cover the extra cost.
Here are some general guidelines but please note that a remodel can vary significantly depending on the scope of services, size of space, complexity of work and availability of labor and materials.
Bathroom Remodel: 1 to 5 weeks
Kitchen Remodel: 3 to 8 weeks
Stairs, Decks, Railings: 2 to 4 weeks
Additions or Complete Home Remodel: 3 to 12 months
Check Hawaii DCCA Contractor Search: The Hawaii Department of Commerce and Consumer Affairs (DCCA) provides an online platform where you can verify a contractor's license. Visit the DCCA's Professional & Vocational Licensing (PVL) Division website and use their Contractor Search Tool to confirm the current status of the contractor's license.
A contractor should also be able to provide you with their License # for you to verify.
Hilweh Builders is License 37232. We have a "B" License which is a "General Contractor License" which is a certification that allows us to manage and execute construction projects, including coordinating subcontractors and ensuring compliance with building codes and regulations, across a broad range of construction activities within the state. Obtaining this license typically involves meeting specific requirements set by the Hawaii Department of Commerce and Consumer Affairs, including experience, education, and passing a licensing exam.
NOTE: Anyone can register a business through the DCCA and not be licensed. Always check the PVL website to confirm licensing.

Independent Search: In addition to the DCCA search, conduct your own independent search. Look for customer reviews, ratings, and testimonials on reputable websites. This will give you insights into the contractor's reputation and the quality of their work.

Such offers might indicate that the contractor is cutting corners, lacking proper insurance, or is unlicensed. Request a Copy of Insurance Certificates: Ask the contractor for a copy of their standard Certificate of Insurance (COI).
