Kailua Kitchen Renovation

This Kailua kitchen remodel was completed for repeat clients after we previously renovated their outdoor deck. This time, the goal was to improve the kitchen and surrounding living areas while creating better flow throughout the home and out to the deck.

 

The homeowners did a great job developing the design. Our role was to bring it together through careful planning, custom carpentry, trade coordination, and experienced oversight.

 

Improving the Kitchen & Living Space

 

The renovation included custom cabinetry, new flooring, updated doors, drywall, framing, finish carpentry, and improvements throughout the kitchen and adjoining living areas.

 

One of the biggest changes was addressing the different floor elevations between the kitchen and living spaces. We built up portions of the floor to create a smoother transition and better overall flow.

 

Our Hilweh Builders crew also handled the custom carpentry and framing work in-house, giving us more control over the details and sequencing as the project progressed.

 

Working With an Older Kailua Home

 

One of the biggest challenges was that very little in the existing home was level, straight, or plumb. The floors were especially out of level, which affected cabinetry, appliances, flooring, and door transitions.

 

In a kitchen, those details matter. Cabinets need to sit level so doors and drawers operate properly, while appliance openings need the right clearances to function as intended.

 

We carefully planned the sequence of the work, making adjustments to framing, floors, and finishes before the next phase began. Not every condition in an older home needs to be made perfectly level, but knowing what needs to be corrected and what can be properly accommodated comes with remodeling experience.

 

Handling the Unexpected

 

Remodeling often reveals conditions that cannot be seen before demolition.

As the project progressed, we found areas that required additional framing, headers, drywall preparation, and other corrections before new finishes could be installed.

 

We also had custom cabinetry arrive damaged. Rather than install something that was not right, we worked with the supplier to reorder the affected pieces and adjusted our schedule so other work could continue where possible.

Our approach is simple: communicate the issue, come up with the right solution, and keep the project moving responsibly.

A kitchen remodel can involve carpentry, cabinetry, flooring, plumbing, electrical, drywall, doors, painting, and multiple vendors.
