Salt Water

Homes closer to the ocean will experience more wear and tear from the saltwater. High salt levels in the air can also corrode metal fixtures and appliances much faster than homes not close to the ocean. Choosing the correct hardware or other materials for your project is essential to project your investment.

 

What better way to know how the ocean affects your home than living in one? Chad grew up in Kaaawa on the ocean and is familiar with the maintenance and construction needs of ocean-front homes. Limited Access

Honolulu is a dense city and access to your home may be limited if it is on a steep incline or has a narrow driveway. Difficult access can affect your remodel including project timelines and costs.

Skilled labor can be more expensive in Hawaii as the cost of living is higher (housing is upwards to 214% more than the national average). Economists have also predicted that Hawaii does not have the labor force to support a surge in construction. What does this all mean? Labor costs are much higher in Hawaii than they are in the mainland and will impact the cost of your remodel.

Unforeseen Weather

Even though the temperature here does not vary much throughout the year, rain and tropical storms can be unpredictable and disrupt construction schedules. If your remodel includes any exterior work, talk to your contractor about contingency plans to protect your investment.

However, please note that there are many variables, and each project will be unique. Therefore, it is important to note that remodeling costs will vary significantly depending on the scope of services, size of space, complexity of work and availability of labor and materials.

 

Bathroom Remodel - Starting Prices

Minor refresh: $5,000 - $10,000

Mid-range remodel: $10,000 - $25,000

Luxury remodel: $20,000 - $50,000 or more

 

Kitchen Remodel - Starting Prices

Minor refresh: $10,000 - $25,000

Mid-range remodel: $15,000 - $40,000

Luxury remodel: $30,000 - $100,000 or more

 

 

PERMITTING PROCESS IN HAWAII

 

Timing

Delays in permitting is a hot topic in Hawaii. Obtaining permits in Hawaii takes longer than on the mainland. It can take a few weeks to several months (or even much longer). In some cases, projects will qualify for an instant online permit.

 

Fees

Permit fees vary depending on the type and complexity of your project. Plan review fees and permit fees are based on the project value of the work in each structure. The DPP has a building permit fee calculator on their website.
